Supervisor, Make Ready

Job Title: Supervisor, Make Ready

Division: Multi-Family

Status: Non-Exempt

JOB SUMMARY: As the Make Ready Supervisor, you will be responsible for performing, supervising, and coordinating all Make Ready functions while ensuring the Make Ready Team adheres to all policies, processes, and procedures.

ESSENTIAL DUTIES AND RESPONSIBILITIES : These include the following but are not limited to the job specifications contained herein. Supervisory personnel may require additional duties or job functions that can be performed safely.

  • Ensure all work orders for turnover units are entered; schedule all work orders for the maintenance team and external vendors to ensure efficiency.

  • Walk units on notice to prepare for advanced scheduling with vendors.

  • Prepare vacant units to occupancy standards within the established time frame.

  • Work closely with the Maintenance Supervisor on maintenance needs in units being turned.

  • Adhere to and understand property operating expense budgets.

  • Complete work order follow-up for all work orders for turnover units and schedule follow-up work when applicable.

  • Audit work orders to verify completion; work with the team to resolve outstanding issues.

  • Routinely audit invoices and statements from vendors for completed work to ensure accuracy.

  • Respond to all inquiries efficiently and effectively with clear, concise, and friendly communication.

  • Order all materials, supplies, and services needed for make-ready units.

  • Schedule and coordinate all unit turn completions with vendors, including entering POs for all contracted work within Ops.

  • Update and make ready master schedule in MRI.

    QUALIFICATIONS :

  • High School diploma or equivalent required.

  • 1-2 years’ maintenance experience. 

  • Computer skills- MS Office required; MRI, preferred.

  • Excellent communication and organizational skills. 

  • Must prioritize, organize competing tasks, delegate appropriately, and meet deadlines.

  • Excellent customer service skills. 

  • Experience completing administrative tasks.
