JOB SUMMARY

The purpose of this position is to manage all real estate related (estates management and transaction management) activities for the client’ retail portfolio in and out of Hong Kong,

  • operate as the single point of contact and support local management in solving daily property issues and inquiries from different the client’ stakeholders, landlords, (sub) tenants and governmental agencies.

  • for end to end real estate transaction management process for the client’ retail portfolio. Coordinate with brokersand client stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale renewals, early lease termination, and more.

  • including processing of rent-related invoices (e.g. lease, property tax, service charges for lease buildings, rent for storage sites, etc.). Ensure accurate and timely reporting of lease and sublease payment obligations. Work closely with account Data Base Manager on lease administration.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Estates Management, Transaction Management and Rent Management:

  • Manage Client's retail property related commercial and operational activities, ranging from land/lease related matters to day-to-day correspondences with Landlords/Governments. Respond to ad hoc requests such as easements, property disputes, and survey and title issues.

  • Proactively manage the OPEX budget related to Client's retail portfolio, including rents, Government rates, other ad-hoc OPEX (e.g. waiver fees, holdover rents) and fees to service providers.

  • Work closely with Client's network development team as well as other business functions to ensure end-to-end delivery of projects, and/or other asset and portfolio optimization, initiatives.

  • Maintain the database of all property related documentations, including land deeds, lease contracts and ad-hoc license agreements, and ensure contractual terms are reviewed and abstracted regularly.

  • Ensure all contractual negotiations with third parties follows Client's standard approval protocol, namely the Manual of Authority (MoA), and adhere to Client's property management operating procedures.

  • Manage all property related Health, Safety, Security and Environment (HSSE) programs, and ensure landlords and partners (e.g. service providers) are in compliance with relevant laws and regulations.

  • Implement real estate plans with an understanding of the client's strategic real estate goals. Assist with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.

  • Coordinate the negotiation of sales through a field broker. Negotiate leases and lease amendments. Monitor lease expirations. Negotiate lease renewals within prescribed timeline.

  • Work closely with CBRE and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines.

QUALIFICATIONS , EXPERIENCE AND SKILS

  • Bachelor's degree (BA/BS) from four-year College or University and a minimum of 3years of related experience and/or training.

  • Excellent written and verbal communication skills.

  • Advanced knowledge of financial terms and principles, to conduct advanced financial analysis.

  • Ability to comprehend, analyse, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

  • Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills.

  • Excellent interpersonal and communicational skills

  • Strong organizational skills with ability to manage multiple projects simultaneously.

  • Service oriented and strong leadership skills.
