Office Location: 601 First Street NW, Grand Rapids, MI 49504 (travel limited to downtown Grand Rapids, MI)

Position Classification: Full-Time Regular

About This Opportunity

As a Facilities Technician II at Rockford Construction, you will undertake the responsibility to preserve the good condition and functionality of Rockford Constructions commercial and residential properties. A Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines at all times and successfully complete tasks in a timely and efficient manner. The goal is to maintain the buildings and common areas in the best possible condition while mentoring and assisting the other Technicians. This position reports directly to the Assistant Facility Manager.

Requirements

  • A minimum of 4 to 6 years of working in a facility maintenance role or similar.

  • Holds some type of certification in, boiler operator, HVAC, Plumbing, and Electrical.

  • Demonstrates a high level of skill and knowledge in all maintenance areas, including a good understanding of maintenance within residential, commercial, healthcare, and high-rise buildings.

  • A minimum of a high school diploma.

  • A valid driver’s license and reliable transportation. Travel limited to downtown Grand Rapids, Michigan.

  • The ability to participate in a rotating on-call schedule.

  • Experience in the general inspections of properties/buildings and maintaining inspection logs for fire inspection systems, cooling tower treatments, generator inspections, and maintaining logs in compliance with all federal, state and city regulations.

  • Grounds clean up, such as trash removal, snow removal and dispersing salt on sidewalks.

  • Familiarity with commonly used concepts, practices and procedures within the facility maintenance field.

  • Excellent communication and interpersonal skills to coordinate and supervise vendors (plumbers, electricians, etc.)

  • Exceptional organizational and problem-solving skills and management of multiple tasks at once.

  • Intermediate knowledge of Microsoft Office Suite (Word, Excel, and Outlook) 365.

Bonus Skills and Experience:

  • Web-based work order and/or Yardi experience.

  • Certifications such as HVAC, Building Maintenance Technology, First Aid and CPR.

  • Residential and commercial property management experience.

Environmental Factors

The work environment for this position is a mix of a typical office environment, and visits to properties. Visits to properties may involve travel. The physical demands may require frequent lifting of 50 lbs, bending, stooping, kneeling, and climbing. The individual may also be subject to hazards commonly associated with construction including high temperatures, humidity, cold temperatures, and climbing stairs and ladders. Other examples of physical hazards include noise, proximity to moving vehicles, atmospheric conditions, close quarters, uneven surfaces, and elevated surfaces. The individual may also be subject to outside environmental conditions (weather) where protection may not be available. Use of mobile equipment and power tools will be frequent. Personal Protective Equipment (PPE) including proper footwear, hard hat, safety glasses, hearing protection, high visibility vest and/or other special clothing shall be worn when required.
