Topgolf Senior Real Estate Finance Analyst in Dallas, Texas

Job Responsibilities

  • Create and maintain financial models for new and existing venue sites, including sound model assumptions, demographic and competitive analysis, and existing venue performance assessments

  • Collaborate with Finance/ FP&A, Sales, Operations, International Franchise, and other stakeholders to recommend and establish venue performance assumptions and rationalize proforma models

  • Develop presentations and materials to obtain successful executive approval of venue projects, present various analyses, and various materials for meetings with potential partners, investors, leaders, developers, etc.

  • Perform market analysis, venue analysis, cannibalization/ impact analysis, competitive analysis, and ad hoc requests, using various third-party sources such Esri/ ArcGIS, CoStar, US Census, CAPIndex, PlacerAI, etc., to support new venue approvals and multiple initiatives within the Real Estate Development department

  • Serve as lead in creating, optimizing, and maintaining monthly venue performance reporting, venue comp datasets, as well as other data and reporting sources pertinent to the real estate process: competitive, real estate strategy, demographic, etc.

Critical Skills & Experience Requirements

  • Education: Bachelor’s degree in Finance, Accounting, Economics, Business, or related field of study

  • Experience: 3+ years in Financial Modeling/ Investment Modeling, 2+ years in Commercial Real Estate (preferably with a national multi-unit brand), 1+ years in Esri ArcGIS Pro, ArcMap, or other industry standard GIS application

  • Strong financial modeling skills with a solid foundation in investment/ project financial modeling

  • Advanced skills in Microsoft Excel, PowerPoint, and data management

  • An understanding of the commercial real estate development process including real estate deal structures and financial analysis

  • An understanding of demographic and site analysis with the ability to correctly interpret results into strategic advantages and opportunities

  • A critical eye for detail, with an ability to create impactful and persuasive presentation materials from multiple information and data sources

  • Excellent interpersonal skills, both written and verbal, with the ability to provide clear and concise communication

  • A motivated, self-starter with the ability to work independently with limited direction as well as collaboratively as part of a team

  • Strong time management and organizational skills with the ability to manage a diversified workload
